Guest agrees to pay the total reservation cost shown at checkout, including nightly rate, cleaning fee, and any applicable taxes, in full at the time of booking through the site's secure payment processor. Reservations are confirmed only upon successful payment.
Check-in is after 4:00 PM and checkout is before 11:00 AM on the dates specified in the reservation, unless otherwise agreed with Host in writing.
The maximum occupancy of the Property is 10 guests. Guest agrees not to exceed this limit at any time during the stay, including day visitors, without Host's prior written consent.
The primary Guest must be at least 21 years of age and may be required to provide a valid government-issued photo ID prior to or at check-in.
Cancellations and refunds are governed by the cancellation policy displayed at the time of booking. The policy in effect at the time of Guest's reservation applies to that reservation.
Guest is responsible for any damage to the Property, its furnishings, or its contents beyond normal wear and tear occurring during the stay. Host may charge the payment method on file for the reasonable cost of repair or replacement.
Guest agrees to comply with all posted house rules, including noise, parking, pet, and smoking policies specific to the Property. No parties, events, or gatherings beyond the registered occupancy are permitted.
Smoking is not permitted anywhere on the Property. Any pet policy specific to this stay will be noted in the house rules provided at booking.
The Property includes outdoor and recreational features, including a fire pit, deck, and stairs, that carry inherent risk. Guest voluntarily assumes all risk of injury or loss arising from use of the Property and its amenities, to the fullest extent permitted by law.
Guest agrees to use the Property in a lawful, respectful manner and not to engage in illegal activity, disturb neighbors, or sublet or re-rent the Property to any third party.
Host or Host's representatives may enter the Property with reasonable notice to address maintenance, safety, or emergency issues.
Exterior security cameras are present on the Property for safety purposes. No cameras are located in private interior spaces such as bedrooms or bathrooms.
Guest agrees to indemnify and hold Host harmless from claims, damages, or losses arising from Guest's use of the Property, except to the extent caused by Host's gross negligence or willful misconduct.
To the fullest extent permitted by law, Host is not liable for indirect, incidental, or consequential damages arising from Guest's stay.
This Agreement is governed by the laws of the State of New Mexico.
This Agreement, together with the house rules and any terms presented at checkout, constitutes the entire agreement between Host and Guest regarding the stay.
By checking the box at checkout, Guest acknowledges having read, understood, and agreed to be bound by this Agreement.
